Flat roof extensions are a practical and cost-effective way to extend a London home, and they account for the majority of single-storey rear extensions built in the city. However, the performance of a flat roof depends entirely on the quality of the waterproofing system used and how well the roof is maintained over its life. Understanding the options available will help you make the right choice for your project.
The most common flat roof waterproofing systems used in the UK today are EPDM rubber, fibreglass, felt, and zinc. Each has different characteristics in terms of cost, longevity, appearance, and maintenance requirements.
EPDM rubber, also known as ethylene propylene diene monomer, is one of the most popular choices for residential extensions. It is installed as a single-layer membrane that is glued or mechanically fixed to the roof deck and bonded at all edges and penetrations. EPDM is highly durable, flexible in cold temperatures, and resistant to UV degradation. A correctly installed EPDM roof has an expected lifespan of fifty years or more and requires minimal maintenance. It is typically a dark grey or black finish.
Fibreglass, also called GRP or glass-reinforced plastic, is another popular option for smaller flat roofs and extensions. It is applied as a liquid system that cures to a rigid, seamless surface. GRP is strong, easy to walk on for maintenance access, and can be finished in a range of colours. It is particularly well-suited to roofs with complex detailing such as upstands, pipes, or integrated gutters. A well-installed GRP roof has an expected lifespan of twenty-five to thirty years.
Felt roofing, particularly torch-on felt or self-adhesive felt systems, is a lower-cost option but generally has a shorter lifespan than EPDM or GRP, typically ten to fifteen years for a standard felt system. High-performance felt systems using multiple bonded layers can last longer, but EPDM and GRP have largely superseded felt for new construction.
Zinc flat roofs are a premium option often used where appearance is a priority or where the roof will be visible from above. Zinc has an expected lifespan of over fifty years, weathers to an attractive patina, and is fully recyclable. It is more expensive than rubber or fibreglass and requires specialist installation.
Regardless of system, flat roof maintenance should include annual inspection of all edges, seams, and upstands, clearing of any debris from drainage outlets, and checking for any signs of standing water or delamination. A flat roof that drains properly and is kept free of debris will perform significantly better than one that is neglected.
