The Core Difference in Roof Form
The choice between a flat roof and a pitched roof on a rear extension is one of the most common decisions homeowners face during the design stage. Both are structurally sound when built correctly, and both are widely used in London and across the UK. The right answer depends on factors including planning requirements, the height of neighbouring properties, design intent, budget, and the long-term maintenance profile you are comfortable with.
Flat Roof Extensions
A flat roof — more accurately a very low-pitch roof, typically around two to three degrees to allow drainage — is the more common choice for single-storey rear extensions in London. It tends to cost less to build than a pitched roof because it involves less structural complexity, less roofing material, and simpler junction details with the existing house. It also allows the maximum internal height within a given permitted development envelope.
Modern flat roof systems use high-performance membranes such as GRP (fibreglass), EPDM rubber, or torch-on felt systems. When properly installed and detailed with adequate falls, good drainage, and correct upstands at perimeters and penetrations, a modern flat roof should perform reliably for twenty years or more before requiring attention.
Flat roofs can also be designed as green roofs, sedum roofs, or roof terraces where planning and structural load considerations allow, adding usable outdoor space or ecological benefit.
The most common criticism of flat roofs is maintenance and longevity. Older flat roofs using low-quality felt systems were prone to ponding, splitting, and leaking. These concerns are largely addressed by modern high-performance systems, but the quality of installation remains critical. A poorly installed flat roof of any specification will fail; a well-installed modern system is highly durable.
Pitched Roof Extensions
A pitched roof extension — whether a simple lean-to mono-pitch, a full gable, or a hipped form — tends to have a more traditional appearance and may blend better with the existing house, particularly on Victorian or Edwardian terraces where the main roof is pitched. In some planning contexts, particularly in conservation areas or where the local authority's design guidance favours traditional forms, a pitched roof may be required or strongly preferred.
Pitched roofs have a longer proven track record in the UK climate. Clay and concrete tiles, slate, and natural stone are durable materials with lifespans of many decades when properly maintained. Pitched roofs require less specialist maintenance than flat roofs during their life.
The trade-offs are cost — pitched roofs involve more structural work, more roofing material, and more complex junction details — and height. A pitched roof will either be taller than a flat roof of equivalent internal height, or have a lower eaves line that reduces the internal height at the perimeter. Depending on the available height within permitted development, this can be a meaningful constraint.
A mono-pitch lean-to design — a single-sloping roof pitching away from the house — is a middle-ground option that is simpler to construct than a full gable pitched roof and provides a more traditional appearance than a flat roof, while avoiding the structural complexity and cost of a full hipped or gabled form.
Planning Considerations
Under permitted development, the height of a single-storey rear extension is limited to four metres at the ridge for pitched roofs and three metres for flat roofs, measured from the highest part of the original roof. This means a pitched roof extension can technically be taller (within the permitted development envelope), but this may not be desirable from a neighbourly impact perspective.
In conservation areas and where local design guidance applies, the planning authority may have views on which roof form is more appropriate. Always check before finalising the design.
Making the Right Choice
