Resin Bound Driveways in London: Costs, Planning & What to Expect

Resin Bound Driveways in London: Costs, Planning & What to Expect

Resin bound driveways — a mix of natural aggregate stone bound with a clear UV-stable resin, trowelled onto a prepared base — have become one of the most popular driveway finishes in London. They are permeable (which addresses front garden drainage requirements), low maintenance, and visually attractive.

Why Resin Bound Is Popular in London

Permitted development for front gardens: The Government's Surface Water Management guidance requires that new or replacement front garden hard surfacing must be permeable, or drain to a permeable area (lawn, border). Resin bound stone is a SuDS-compliant permeable surface, making it suitable under PD rules without requiring planning permission.

Appearance: Resin bound offers a smooth, seamless finish in a wide range of natural aggregate colours. More attractive than pattern imprinted concrete and less formal than block paving.

Durability: A well-installed resin bound system on a properly prepared base lasts 20–25 years with minimal maintenance.

Low maintenance: No weeding between joints (unlike block paving), no loose gravel, pressure-washable.

Planning Requirements for Driveways

Front gardens: Permeable surfaces (including resin bound, gravel, grass, block paving with permeable joints) are permitted development. Impermeable hard surfaces (standard concrete, tarmac, solid block paving) in front gardens require planning permission.

Conservation areas: Check whether the removal of a front garden wall or hedge requires consent. Some conservation areas have Article 4 directions that protect front garden features.

Listed buildings: Any change to the curtilage of a listed building may require Listed Building Consent.

What Does a Resin Bound Driveway Involve?

The installation process:

  1. Excavate and prepare the sub-base: For a vehicle-bearing surface, 150–200mm of compacted MOT Type 1 sub-base is required
  2. Lay the base: 6mm macadam or tarmac base (some installers use a concrete base)
  3. Mix and apply resin bound layer: Typically 15–18mm depth of resin-bound aggregate, mixed off-site or on-site and trowelled to a smooth, even finish
  4. Edging and drainage: Channels or slot drains installed to manage surface water if required
  5. Cure time: 12–24 hours before foot traffic; 24–48 hours before vehicle use

Typical Costs in London (2025)

Size Approximate cost (supply and install)
Small front driveway (~25m²) £3,000–£5,000
Standard front driveway (~40m²) £5,000–£8,000
Large driveway or driveway + path (~60m²+) £7,000–£12,000+

Costs depend on existing base condition, aggregate colour chosen, drainage requirements, and edging complexity.
