When Does a Victorian or Edwardian House Need Rewiring?
Most houses should be rewired every 25–40 years. For Victorian and Edwardian properties in London, signs that rewiring is needed include:
- Round-pin (two-pin) sockets — original 1950s or earlier installation
- Rubber-insulated cables (the insulation cracks and crumbles with age, creating a fire risk)
- Bakelite switches
- A cast-iron or wooden fusebox with ceramic fuses rather than a modern consumer unit with RCDs
- Very few sockets per room (suggesting the original installation has not been updated)
- Evidence of DIY additions — multiple cables joined in wall, loose connections, junction boxes in accessible positions
An Electrical Installation Condition Report (EICR) from a qualified electrician will confirm the condition and highlight any codes C1 (immediate danger), C2 (potentially dangerous), or C3 (improvement recommended).
What a Full Rewire Involves
A full rewire replaces all wiring from the incoming supply point (the service head and meter, which are energy company property) to every socket, switch, and fixed fitting in the house.
Typical scope of a full rewire:
- New consumer unit: A modern split-load consumer unit with RCDs and MCBs, replacing the old fusebox. All circuits are individually protected.
- New ring main circuits: One or more ring final circuits per floor for socket outlets
- Radial circuits: Separate circuits for high-demand appliances (cooker, shower, EV charger)
- Lighting circuits: New lighting circuits throughout
- New cables: Typically 2.5mm twin-and-earth for ring mains, 1.5mm for lighting, larger for cooker/shower circuits
- New sockets and switches: Supplied in an agreed specification (white plastic, brushed chrome, black, etc.)
- Smoke and heat alarms: A mains-powered interlinked system is typically installed as part of the rewire
- EICR on completion and registration with local Building Control (Part P self-certification)
The Disruption
A full rewire is one of the most disruptive works that can be carried out in an occupied house. New cables are run in chases cut into plaster walls, or in new conduit, requiring:
- Chasing: Channels cut into wall plaster for new cables
- Lifting floorboards: Cables run under floors
- Making good: After the cable installation, all plaster is made good and redecorated
In a typical 3-bedroom London Victorian terrace, rewiring will require full redecoration of most rooms after completion — factor this into the programme and budget.
Is the Property Occupied During Rewiring?
Most rewiring projects in London are carried out in occupied properties, with occupants moving room to room as work progresses. However:
- The power is turned off to rooms being worked on
- Significant dust and disruption makes comfortable occupation difficult during the work
- For a comprehensive project, it may be preferable to vacate for 2–4 weeks
Part P Compliance
All new electrical installations in domestic dwellings in England must comply with Part P of the Building Regulations. This requires that the work is either:
- Carried out by a competent person registered with a Part P self-certification scheme (NICEIC, NAPIT, ELECSA, etc.), or
- Notified to the local authority Building Control before the work starts (and inspected)
Most qualified electricians are registered with a self-certification scheme, which means they can certify their own work and register it with Building Control on your behalf. Ask your electrician to confirm they are registered before work starts.

Combining with Refurbishment
The best time to rewire is during a refurbishment when walls are being replastered or floors are up anyway. This eliminates the making-good costs (the walls are being re-plastered regardless) and greatly reduces the disruption.
If you are planning a full refurbishment, plan the electrical installation as a first-fix trade — before plastering — so that all cables are concealed in the final build and no chasing is required after plastering.
