Structural Alterations at Home: What You Need to Know Before You Remove a Wall

Removing a wall between a kitchen and dining room, opening up a living space, or creating a wider hallway can completely transform how a home feels. It's one of the most popular types of work on Victorian and Edwardian terraces in London — and for good reason. Open-plan living is one of the most consistent requests from homeowners across all property types.

But "removing a wall" is one of those phrases that sounds straightforward and is anything but. Whether the wall is load-bearing, what it supports, and how the load will be redistributed once it's gone are questions that require professional input. Getting this wrong has consequences that range from cracking and settlement to structural failure.

This guide explains what you need to know before any wall-removal work begins.

Is the Wall Load-Bearing?

The first and most critical question is whether the wall carries structural load. A load-bearing wall supports the weight of the structure above it — floors, walls, the roof — and transfers that load down to the foundations. Removing it without proper structural support causes the load to go somewhere it isn't designed to go.

How do you know if a wall is load-bearing? The honest answer is: you often can't tell from the outside. There are common indicators:

  • Walls that run perpendicular to floor joists (rather than parallel) are more likely to be structural
  • Walls that sit directly above or below walls on another storey are often load-bearing
  • Original external walls that have been enclosed by later additions often remain structural
  • Walls in the centre of the building rather than the perimeter can be structural

But these are indicators, not certainties. The only reliable way to confirm whether a wall is load-bearing is to have a structural engineer assess it — typically by looking at the construction drawings if they exist, opening up the ceiling or floor where necessary, and making a professional judgement.

What Happens When a Load-Bearing Wall Is Removed?

When a load-bearing wall is removed, the load it was carrying needs to be redirected. This is achieved using a steel beam (RSJ or UC section) or, in some cases, a concrete or timber beam, spanning the opening and transferring the load to the walls or columns at each end.

The size and specification of the beam is calculated by a structural engineer based on the span, the load above, and the construction of the building. Getting this wrong — undersizing the beam, for example — means the structure above will continue to move or settle over time.

Once the beam is specified, the installation process involves:

  1. Temporary propping of the structure above on both sides of the proposed opening
  2. Careful removal of the wall, section by section
  3. Installation of padstones (load-bearing pads) where the beam will sit
  4. Lifting and positioning of the steel beam
  5. Building in and making good around the new structural opening

This is specialist work. It requires experience, proper propping equipment, and the structural engineer's involvement at key stages.

Building Regulations Approval

Structural alterations require Building Regulations approval, regardless of whether they require planning permission. Building Control will want to see the structural engineer's calculations and may inspect the work at key stages — typically when the propping is in place and before the beam is enclosed.

There are two routes for Building Regulations:

Full Plans Application. Drawings and calculations are submitted in advance for approval before work begins. This is the preferred route for most significant structural alterations.

Building Notice. The local authority is notified before work begins, but detailed plans are not submitted in advance. The Building Inspector visits the site at key stages. This route carries more risk because issues may only be identified during the build.

Party Wall Considerations

If the wall to be removed is adjacent to or shared with a neighbouring property — a party wall — the Party Wall etc. Act 1996 applies. You are required to serve notice on your neighbours before structural work begins.

Even if the wall being removed is not the party wall itself, if structural work is being carried out within certain distances of the party wall or boundary, notice may still be required. A party wall surveyor can advise on whether notice is needed and, if so, prepare the necessary documentation.

What to Watch Out For

Avoid any contractor who offers to "knock the wall out" without a structural engineer's report. This is a significant red flag. A professional contractor will not touch a potentially load-bearing wall without proper assessment and calculations.

Be cautious about costs that seem very low for structural alterations. Temporary propping, proper temporary works, and structural beam installation have real costs. A quote that seems implausibly cheap may be cutting corners on the process.

Understand that exploratory work may be needed before costs are fully known. In some cases, the construction of the wall or floor above isn't fully visible until investigation. A professional contractor will flag this clearly.
