The Difference Between Architectural Drawings and Construction Drawings
Introduction
One of the most common sources of confusion in the early stages of a building project is the difference between types of drawings. Homeowners are sometimes surprised to find that the drawings submitted for planning permission are not the same drawings needed to price or build the project.
Understanding this distinction early — before you start collecting quotes — can save a significant amount of time, money, and frustration.
What Are Planning Drawings?
Planning drawings (sometimes called architectural drawings or design drawings) are produced to support a planning application. Their purpose is to communicate the design intent to the local planning authority — showing what the proposed extension, loft conversion, or alteration will look like, how it relates to the existing property, and how it fits within its context.
Typical planning drawing sets include:
- Existing floor plans (showing the property as it currently is)
- Proposed floor plans (showing the layout after the works)
- Existing and proposed elevations (showing the external appearance)
- A site location plan and block plan
- Section drawings showing the relationship between floors and roof
Planning drawings are usually drawn to illustrative rather than construction standard. They are sufficient for a planning authority to assess the principle of development — but they do not contain the technical information a contractor needs to build, or the calculations a structural engineer needs to produce their specifications.
What Are Construction Drawings?
Construction drawings (also called technical drawings or working drawings) are produced to communicate how a building will be constructed. They contain the detailed technical information that allows a contractor to price and build accurately.
A construction drawing set for an extension might include:
- Detailed floor plans with room dimensions, wall thicknesses, and door/window schedules
- Technical cross-sections showing floor build-up, insulation specification, wall construction, and waterproofing details
- Foundation details (often developed from the structural engineer's input)
- Details of junctions — where the new structure meets the existing building
- Steel beam positions, padstone details, and temporary works notes
- Information on drainage runs and connections
- Specification notes for materials and finishes
Some architects produce construction drawings as part of their service. Others charge separately for the technical design stage. In a design-and-build model, the contractor may take responsibility for developing the construction information in collaboration with the structural engineer and other specialists.
Why Using the Wrong Drawings to Price Causes Problems
A quote based on planning drawings is inherently approximate. The contractor is making assumptions about:
- Foundation type and depth (unknown without ground investigation or structural input)
- Steel beam size and specification (unknown without structural calculations)
- Wall construction and insulation detail (not typically shown on planning drawings)
- Drainage arrangements (may not be shown or confirmed)
- Junction details and how the new structure connects to the existing one
When those assumptions turn out to be wrong — or when the structural engineer's actual specification requires something different from what was assumed — the price changes. This is not the contractor being dishonest; it is the inevitable consequence of pricing against incomplete information.
What You Should Prepare Before Getting Quotes
For a meaningful, comparable set of quotes for a building project, you ideally need:
- Architectural construction drawings (not just planning drawings)
- Structural engineer's design — or at minimum, a design brief that the structural engineer can work from
- A clear specification of finishes — or an agreed assumption that second-fix materials are client-supplied
- Drainage information — especially for extensions that may be close to drains or sewers
The more complete the information package, the more accurate and comparable the quotes will be.
If complete construction drawings don't yet exist, it is worth being explicit about this when requesting quotes — and asking each contractor to state clearly what assumptions they have made.
Design-and-Build as an Alternative
In a design-and-build model, the contractor takes responsibility for producing or coordinating the construction information as part of the overall project. This is often more efficient than the traditional route — where an architect hands over drawings to a contractor who has had no involvement in the design — because the contractor brings buildability input into the design process rather than inheriting problems after the fact.
