Built-In Storage for London Homes
London homes are characterised by constrained floor space. For most London homeowners, the challenge is not only creating living space but organising it efficiently so that the available space is not consumed by storage requirements. Built-in and fitted storage -- designed to use the full height of the room, to fit precisely into alcoves and recesses, and to make use of otherwise dead space under stairs and in hallways -- is one of the most practical and value-adding investments in a London home.
This guide covers the main categories of built-in storage, the specification choices available, and what bespoke and off-the-shelf fitted storage costs in London.
Alcove Units
The recesses created by chimney breasts in London Victorian and Edwardian terraces are among the most characteristic and valuable features of these properties. When fully utilised, alcove units provide bookshelving, media storage, display space, or cupboard storage that uses space that would otherwise be decorative only.
Standard alcove unit configuration: open shelving above a cupboard with doors below. The cupboard base provides concealed storage; the shelving above can house books, a TV (where positioned for viewing), or decorative items.
Options:
MDF carcass with painted finish: the standard London joinery specification for alcove units. Painted in the chosen colour to match the room, with a built-in appearance. Available from local bespoke joiners or from alcove unit specialists.
Timber veneer or solid timber: a higher specification with real timber or veneer faces, appropriate in more heritage-sensitive interiors.
Semi-bespoke systems (e.g., Billy bookcases with bespoke doors): IKEA and similar semi-bespoke systems with custom-made fronts are popular for budget-conscious clients who want a fitted appearance. The result is less robust and less fine than true bespoke joinery but significantly cheaper.
Costs:
- Alcove unit (one recess, painted MDF, shelving and cupboards below): typically £1,200--£2,800 per alcove, supply and install
- Both alcoves of a chimney breast: typically £2,000--£5,000
Fitted Wardrobes
Fitted wardrobes use the full floor-to-ceiling height and width of a bedroom, eliminating the visual clutter of freestanding furniture and maximising the storage volume of the room.
Sliding door vs hinged door wardrobes: sliding door wardrobes require no floor space for door swing and are well-suited to bedrooms where floor space is limited (the common case in London). Hinged door wardrobes provide full access to the interior from a single opening and are the preferred specification in larger rooms.
Interior specification: the quality of the interior fittings (hanging rails, drawers, shoe storage, pull-out trays) determines how well the wardrobe functions in practice. A wardrobe with a good interior organisation system is significantly more useful than one with only hanging rails and shelves.
Costs:
- Semi-bespoke fitted wardrobe (hinged or sliding, MDF carcass, painted, standard interior): typically £1,500--£3,500 per linear metre of wardrobe (including interior fittings)
- High-specification fitted wardrobe (lacquered or real wood veneer, premium interior fittings): typically £3,000--£7,000+ per linear metre
For a typical London master bedroom (2.5--3.5m of wardrobe run, with sliding doors and a medium-specification interior), total costs are typically £5,000--£12,000.
Under-Stair Storage
The space under a staircase is one of the most underutilised areas in a London home. Depending on the staircase configuration, the under-stair space can accommodate:
- A cloakroom WC and basin (where head height and drainage connection are feasible)
- A utility cupboard (boiler, meters, vacuum cleaner, ironing board)
- Boot room storage with hooks, shoe storage, and shelving
- A coat cupboard with bespoke hanging and shelf arrangements
- A home office alcove (small desk and shelving)
Costs for under-stair storage:
- Standard under-stair cupboard (door, shelving, paint): typically £800--£2,000
- Boot room fit-out (hooks, shelving, seating bench, painted): typically £1,500--£3,500
- Under-stair cloakroom (includes plumbing, tiling, sanitaryware): typically £5,000--£10,000
Utility Room Storage
Many London homes with a rear extension or reconfigured ground floor include a utility room as an adjunct to the kitchen. Fitted storage in a utility room -- cabinets for the washing machine and dryer, shelving for cleaning supplies, a sink, and an internal door to the garden -- makes the space functional and reduces clutter from the main kitchen.
Costs:
- Utility room fitted units (standard MDF, painted, with sink): typically £2,500--£5,000 for a small utility room
Bespoke vs Off-the-Shelf
The principal trade-off in fitted storage is between bespoke joinery (made to measure, to the client's precise specification, in the client's chosen materials and finishes) and semi-bespoke or off-the-shelf systems (modular units adapted to fit the space).
Bespoke joinery produces a finer, more precise result, particularly where alcoves or recesses are not square. Off-the-shelf or semi-bespoke systems are significantly cheaper and can produce excellent results in regular-shaped spaces.
