How to Waterproof a Basement in London
London has a significant stock of properties with basements — Victorian and Edwardian terraces where the original cellar has been retained, inter-war mansion blocks with storage undercrofts, and more recently purpose-converted basement spaces. Moisture ingress is the most common problem in older basements and one of the most expensive to resolve if addressed incorrectly. Here's how basement waterproofing actually works.
Understanding the Three Types of Waterproofing System (BS 8102)
BS 8102:2022 (Code of Practice for Protection of Below Ground Structures Against Water Ingress) classifies basement waterproofing into three types:
Type A — Barrier Protection: Applied externally (tanking membranes, bitumen coatings) or internally (cementitious tanking, crystalline systems). A Type A system relies on the membrane or coating being completely continuous with no voids or damage — any defect becomes a potential route for water ingress. Type A systems are most reliable when applied externally during new construction, as internal application does not address the source of water pressure.
Type B — Structurally Integral Protection: Uses a concrete structure (typically reinforced watertight concrete or concrete blockwork with external waterproofing) designed and constructed to be inherently watertight. Most common in new basement construction. Requires structural engineering input and high-quality concrete specification and workmanship.
Type C — Drained Protection (Cavity Drain Systems): Rather than stopping water, this system accepts that some water will enter the structure and manages it away. A cavity drain membrane (a studded HDPE sheet) is fixed to the walls and floor, creating a drainage layer between the membrane and the internal finish. Water that enters drains to a sump and is pumped out. Type C systems are highly robust, can be installed in existing basements without major excavation, and have a defined maintenance and alarm regime for the sump pump. They are the most common retrofit waterproofing solution in London.
Grade of Use and System Selection
The appropriate system also depends on the intended use of the basement. BS 8102 defines three grades: Grade 1 (car parking, plant rooms — some moisture acceptable); Grade 2 (storage — no flowing water but moisture and condensation tolerable); Grade 3 (habitable space — dry environment required). Habitable basement conversion in London requires Grade 3, which typically means a Type C cavity drain system with sump, pump, and alarm as the most reliable solution.
Choosing a Specialist
Basement waterproofing should be designed and installed by a specialist with relevant accreditation — typically a member of the Property Care Association (PCA). The PCA sets standards for Certificated Surveyor in Structural Waterproofing (CSSW). A specialist should provide a written specification and a guarantee (typically 10 or 20 years) backed by an insurance-backed guarantee scheme.
