One of the most common questions we get from homeowners planning a loft conversion or extension is: "Do I actually need a structural engineer?" The answer depends on what you're building — but for most structural changes to a London home, the answer is yes.
What Does a Structural Engineer Do?
A structural engineer is a qualified professional who analyses and designs the load-bearing elements of a building. In the context of a residential extension or loft conversion, their job is to calculate:
- The size and specification of steel beams (RSJs or universal beams) needed to support loads above openings
- The reinforcement required for new lintels above windows or bifold doors
- The structural upgrade needed when converting a loft to habitable use — including joists, spine walls, and ridge beams
- Foundation requirements for extensions, especially in areas with clay soil (common across much of London)
They produce structural drawings and a calculations pack that your builder and Building Control inspector will use during the build.
When is a Structural Engineer Required?
You will almost always need a structural engineer for:

Structural wall removal: Knocking through to create open-plan living, or removing chimney breasts, requires a structural engineer's involvement. Getting this wrong can compromise the integrity of the floor or roof above.
Deep foundations: Where a new extension is near trees (common in London's clay soil areas) or near the foundations of a neighbouring property, an engineer will specify foundation depth to avoid subsidence or heave.
Any building where Building Control asks: Even if you think your project is straightforward, a Building Control officer may request structural calculations before issuing a final certificate.
When Might You Not Need One?
For purely cosmetic refurbishment work — redecoration, flooring, bathroom fitting, kitchen replacement without structural changes — a structural engineer is not required. Similarly, small Velux-only loft conversions without floor structure changes can sometimes proceed without structural input, depending on the property.
However, even in these cases, a structural engineer review early in the process is good practice. Better to know the structural position before you start than to discover an issue once walls are open.
