Extension Foundations: Types, Depths, and What Affects the Cost
Foundations are the least glamorous but most critical element of an extension. They determine whether the extension settles, cracks, or remains stable for decades. But many clients have limited visibility of what is happening underground — and foundation costs are one of the most significant variables in any extension quote.
Why Foundations Matter
An extension must transfer its structural loads — the weight of the walls, roof, floor, and contents — safely into the ground. If foundations are undersized, too shallow, or in poor ground, they settle. Settlement causes cracking in the extension and potentially in the junction with the existing house.
Main Types of Extension Foundations
Strip Foundations
The most common type for domestic extensions. A continuous trench is dug along the line of the external walls, and concrete is poured to a depth that reaches adequate bearing capacity. Typical depth in London clay is 1.0–1.5m, but deeper depths are required where the bearing capacity at shallower levels is inadequate.
Raft Foundation
A reinforced concrete slab covering the full footprint of the extension rather than strip trenches under the walls only. Used where the ground is variable, the loading is distributed, or where strip foundations would require very wide trenches. More expensive than strip foundations but provides more even load distribution.
Pile Foundations
Piles are driven or bored into the ground to reach a stable bearing stratum, with a ground beam spanning between the pile heads to carry the wall loads. Used where shallow-level ground is poor (made ground, loose fill, high water table) and depths for conventional strip foundations would be impractical.
Mass Concrete Fill
In some ground conditions, strip trenches are filled entirely with mass concrete rather than using a narrow concrete strip within the trench. Simpler but uses more concrete.
What Determines Foundation Depth in London?
Tree roots: London's clay soil shrinks in drought and swells in wet conditions — heave. Nearby trees exacerbate this movement by drying out the clay. Building Control requires deeper foundations (or root barriers) where trees are close to an extension — sometimes 3m+ depth where large trees are close by.
Existing foundations: The new extension foundations must be at or below the depth of the existing house foundations to avoid undermining them.
Ground conditions: Made ground (fill, rubble), high water tables, or soft clays require deeper or more substantial solutions.
Structural loads: Heavier extensions (two-storey, heavy stone or brick cladding) require foundations sized for the increased load.
Cost Implications
Foundation costs are often one of the first items in a variable estimate. A straightforward 1.2m deep strip foundation for a 20m² extension in good ground might cost £8,000–£15,000. Complications — deep roots, poor ground, high water table — can push this to £25,000–£50,000 or more.
