Open Plan Living in London: Design, Structural Work, and What It Really Costs
The open-plan kitchen-dining-living space has become the most sought-after layout in London residential property — and for good reason. It transforms dark, fragmented Victorian terrace ground floors into light-filled, sociable spaces that work for modern family life. This guide covers what the transformation involves, the structural reality, and honest cost expectations.
The Typical Starting Point
Most Victorian and Edwardian London terraces have a similar original ground floor plan: a front reception room, a rear reception room (or separate dining room), and a small lean-to kitchen at the back. Often there is a chimney breast in both reception rooms, and the kitchen is an afterthought added in the 1960s or 1970s.
Creating an open-plan ground floor typically means:
- Removing the wall between the rear reception and kitchen
- Sometimes removing the wall between front and rear receptions for a full-depth open plan
- Removing or reducing chimney breasts
- Potentially extending the rear to increase the kitchen/dining footprint
- Installing bifold or sliding doors to the garden
The Structural Challenge
Every wall removal in a Victorian terrace requires careful structural assessment. Most of the internal walls on the ground floor of a typical London terrace are loadbearing — they support the floor joists of the rooms above.
When a loadbearing wall is removed, it must be replaced by a steel beam (typically an RSJ — rolled steel joist) which transfers the load to supporting points (padstones) at each end. The structural engineer specifies the beam size based on the span, the load it must carry, and the material above.
A full-depth open plan (front to back) in a typical London terrace typically requires:
- One or two steel beams (depending on how many walls are removed)
- Padstones or structural piers at beam ends
- Party wall consideration (if the beam bears on a shared wall)
- Building Regulations approval
Chimney breast removal adds further complexity: the chimney breast above (on upper floors and in the roof) must be supported if the ground floor section is removed, typically by a corbel or steel bracket arrangement.
Design Considerations
Light: Victorian terraces often have a light well or roof light at the back of the original rear addition — preserving or enlarging this is critical. A rear extension with a flat roof provides an opportunity for a structural glass or polycarbonate roof light that floods the space with natural light.
Zones within open plan: Full open plan works best when there is enough depth (at least 7–8m front to back) to create distinct zones — cooking, dining, living — without them feeling cramped. Furniture arrangement, lighting zones, and flooring can all help define areas without walls.
Acoustic and thermal separation: Removing the wall between the staircase and the living space creates noise and heat transfer issues. A frameless glass panel or pocket door maintains visual openness while providing acoustic separation.
Chimney breast retention or removal: Original chimney breasts add character and provide a natural focal point, but reduce circulation space. Many London homeowners remove the ground floor section and retain the upper floor chimney breast to preserve the bedroom fireplaces.
Rear garden connection: The connection between the kitchen/dining space and the garden is critical. Bifold or sliding aluminium doors to the full width of the rear elevation create the strongest visual and physical connection.

A typical full ground floor open-plan transformation (wall removals, steel beams, chimney breast, making good, first and second fix, and decorating) takes eight to twelve weeks. If a rear extension is incorporated, add six to ten weeks.

Not planning the kitchen layout before opening up: The kitchen layout determines where services (gas, water, drainage, extraction) need to go. Opening up walls and then planning the kitchen means re-routing services through completed finishes — expensive and disruptive.
Underestimating the making-good scope: After steel beams, chimney breast removal, and structural changes, the plastering, skimming, and decorating scope is substantial. This is often underestimated in early budget discussions.
