Why Open-Plan Requires Careful Structural Planning
Open-plan living is one of the most popular home improvement goals in London. Removing walls between kitchens, dining rooms, and living rooms creates the space, light, and feeling that makes a home feel genuinely contemporary.
But the phrase "knocking through" obscures how technically involved this work really is. Done properly, it's safe, legally compliant, and adds genuine value. Done carelessly, it can be dangerous and legally problematic when you come to sell. This guide explains what's actually involved.
The First Question: Is the Wall Structural?
Not every wall is structural. Partition walls — typically built of timber stud or lightweight blockwork with no structural role — can often be removed without needing significant engineering input.
Structural walls are different. They carry the load from floors, roofs, and other walls above them, transferring that load down to the foundations. Removing one without proper support creates a risk of structural failure.
So how do you tell? Without expert input, you can't always tell just by looking. The following are indicators (not guarantees) that a wall may be structural:
- It runs perpendicular to the direction of floor joists
- It is constructed of brick or dense blockwork, particularly in older homes
- It aligns with walls above or below on other floors
- It is on the external perimeter, or between attached properties (a party wall)
- In Victorian and Edwardian houses, the front-to-back chimney breast walls often carry load
The definitive answer comes from a structural engineer, who will assess the wall in the context of the whole building, consider the loads above, and specify the appropriate beam to span the opening.
What Happens When a Structural Wall is Removed
The process involves:
1. Structural engineer assessment. Before any work starts, a structural engineer surveys the building and calculates the loads. They specify the size and type of beam required, the bearing length needed at each end (how far the beam sits on the remaining masonry), and the padstone requirements.
2. Temporary propping. Before the wall is opened, acrow props are installed to carry the loads that the wall currently supports. Propping is critical — insufficient propping during demolition is a cause of structural incidents.
3. Opening creation. The wall is carefully removed from the top downwards, maintaining the integrity of the structure above throughout.
4. Lintel or steel beam installation. A rolled steel joist (RSJ), universal beam (UB), or steel plate assembly is installed to span the opening and carry the loads from above. In some cases, parallel flange channels, compound beams, or pre-stressed concrete lintels are used depending on the loads and span.
5. Padstones. The ends of the beam sit on padstones — dense concrete or engineering brick blocks that spread the point load from the beam over a greater area of masonry.
6. Steelwork protection. Where steel is used in a habitable space, it typically needs fire protection — either intumescent paint, encasement in plasterboard, or a combination.
7. Building Control inspection. Structural alterations require Building Control oversight, either through a local authority Building Control officer or an approved inspector. The engineer's calculations are submitted, and the works are inspected during and after completion.
Why Building Control Matters
Some homeowners attempt to carry out structural alterations without Building Control — either through ignorance or to save time and fees. This is a serious mistake.
When you come to sell the property, solicitors will ask about structural alterations and whether Building Control approval was obtained. Without a completion certificate, you will either need retrospective approval (which requires the work to be opened up for inspection and may require remediation) or an indemnity insurance policy — which itself signals to buyers that the works were done without approval.
More importantly, unapproved structural alterations create a genuine safety risk to anyone living in the property. The Building Regulations exist for good reason.
Party Walls
If the wall to be opened is a party wall — shared with an adjoining property — the Party Wall etc. Act 1996 applies. A party wall notice must be served on the adjoining owner(s) before work begins, giving them time to respond and potentially appoint a party wall surveyor.
Party wall matters can add time to the programme (typically one to two months if neighbours agree promptly, potentially longer if there is dispute). A specialist contractor will factor this into the programme rather than leaving you to manage it as a surprise.
Beams Don't Have to Be Hidden
A common design choice in open-plan projects is to expose the structural beam rather than conceal it in the ceiling. Exposed steelwork or an RSJ with a quality finish can become a design feature rather than an afterthought. In older properties, a flitch beam — where steel plates are sandwiched between timber — can give a more sympathetic appearance.
Discuss the visual outcome with your contractor early. The choice of how the beam is finished has practical and programme implications that are much easier to plan at design stage than to change mid-build.

Structural openings for open-plan living are achievable in most London homes, but they require:
- Structural engineer involvement before any work starts
- Proper temporary propping during construction
- The right beam, correctly specified and installed
- Building Control approval throughout
