Why Your Extension Might Cost More Than You Expected (and What to Do About It)

One of the most common conversations in construction goes like this: a homeowner gets an early estimate, plans their budget around it, then receives a more detailed quote that's noticeably higher. The reaction is often frustration — sometimes a feeling that they've been misled.
In most cases, there's no deception involved. The difference usually comes down to one thing: information quality.
This guide explains the most common reasons extension costs come in higher than initial expectations — and, more importantly, how to approach cost planning in a way that reduces unwelcome surprises.
The Gap Between a Ballpark and a Detailed Quote
An early ballpark figure is a broad estimate based on limited information. It might be based on a brief phone conversation, a rough project description, or a comparison with similar past projects. It's useful for early-stage planning, but it is not a price.
A detailed quote is based on actual drawings, a proper site survey, structural information, specification of materials, and confirmed scope. When all of that information is available, the price becomes much more reliable.
The gap between the two is not a contractor being dishonest — it's the gap between a rough idea and a real project. Understanding that gap helps clients approach the process with more realistic expectations.
Common Reasons Extensions Cost More Than Initial Estimates
1. Structural complications
Many extensions involve removing or modifying load-bearing walls, creating openings for bifold or sliding doors, or carrying beams across spans that require significant steel work. The size, specification, and installation complexity of steelwork can substantially affect the structural element of the budget.
Until a structural engineer has reviewed the specific scheme and produced calculations, the steel requirement is often an assumption. When the engineer specifies heavier sections or a more complex arrangement, the cost adjusts accordingly.
2. Ground conditions and foundations
Foundation type is one of the most variable elements of any extension. Soft ground, high water tables, proximity to trees, or older existing structures can all require more expensive foundation solutions — deeper strips, pad foundations, or even piling in some cases.
Until a site investigation or exploratory dig has happened, foundation costs carry real uncertainty. A cautious estimate will flag this explicitly; a quote without that caveat may be based on an optimistic assumption.
3. Drainage and sewer build-over
An extension that sits over or near a public sewer may require a build-over agreement with Thames Water or the relevant authority. This has both a time and cost implication that is easy to miss at the early planning stage.
4. Design development
When a client's design evolves between the initial quote and the detailed design — more glazing, a higher-specification kitchen, a different internal layout — the cost changes with it. This is not the contractor moving the goalposts; it is the project becoming something different from what was originally described.
5. Finishes and specification
Early estimates often assume a mid-range standard of finish. When clients choose high-specification tiles, bespoke joinery, underfloor heating, or premium kitchen units, the cost of those elements differs from the assumption. Second-fix materials are typically client-supplied in RCB's standard model — which means finish decisions remain within the client's control.
6. Services upgrades
Older properties may need electrical upgrades, new consumer units, upgraded boilers, or changes to heating systems as part of the extension project. These are often invisible until the first-fix stage reveals what's already in the building.
What You Can Do About It
Get proper drawings before requesting a detailed quote. The more information in the drawings, the more reliable the price. Planning drawings are useful; construction-ready technical drawings are better.
Ask what's included — and what isn't. A well-structured quote will clearly state inclusions, exclusions, and assumptions. If it doesn't, ask.
Build a contingency into your budget. A sensible contingency for a residential extension is typically 10–15% of the build cost. It's not pessimism — it's professional cost planning.
Have a structural engineer involved early. Getting structural input before finalising the quote reduces one of the biggest sources of uncertainty.
Treat the ballpark as a range, not a fixed figure. A professional ballpark will often give a range or caveat clearly. If a contractor gives you a single fixed figure with no caveats before seeing your drawings, be cautious.
